Introducing The Waldorf

Introducing 122 Regent Street

122 Regent Street exterior in Saratoga Springs

Bonacio is pleased to announce The Waldorf as its newest downtown Saratoga project! Located just around the corner from its previous project, The Residences on Union Avenue, Bonacio Development has planned an adaptive reuse of a 9,760 SF two-story Tudor-style building into five high-end residences with detached garages and carports, as well as private entryways, terraces, and gardens that complement the property’s character.

Originally a carriage house for the Mabee family in the early 20th century, this historic property has had a rich past. Various educational institutions, including Skidmore College, Verrazzano College, and the Waldorf School, have since used it. With a strong track record of repurposing historic buildings in Saratoga Springs, Bonacio collaborated with the Saratoga Springs Preservation Foundation on the design of this project.

The project team includes KPB Architecture for design, The LA Group for site development, and Chrestler Engineering for engineering. Adirondack Trust Company provided funding.

Bonacio Construction’s work is well underway, with a planned completion date in the fall of 2025.

If you’re interested in purchasing a unit, please contact Julie Bonacio, Broker/Owner of Julie & Co. Realty, LLC, at c: 518-701-5080 or julie@bonacio.com.

NYS Comptroller Visits South Street Revitalization in Glens Falls

NYS Comptroller visits the South Street revitalization project in Glens Falls

Yesterday, New York State Comptroller Thomas DiNapoli toured the revitalization of the South Street corridor in Glens Falls, which includes our project, Glens Falls Market Square. Bonacio Development Project Manager Steve Licciardi joined the tour to show the Comptroller and other community stakeholders the progress on the “incubator” building at 36 Elm St., which we’re transforming into a mixed-use space. Glens Falls was among the first in the state to receive DRI funds, which helped bring this project to life.

Brookmere Honored at Albany Business Review’s BRED Awards

Albany Business Review 2025 Best Real Estate Deals attendees at Rivers Casino

Brookmere is a winner! A collaborative project between Bonacio Development and Bonacio Construction, Brookmere, located on the site of the former Longfellow’s, was awarded Best Hospitality Project of the Year at Albany Business Review’s 2025 Best Real Estate Deals (BRED). We’re thrilled with this recognition, as hospitality is still a relatively new industry for us but one we are eager to expand into and grow from this success. Our team attended the BRED event to celebrate this achievement. Bonacio Development’s Director of Project Development, Amber Mathias, and Project Manager, Gianna Bonacio, accepted the award and ensured that we expressed our gratitude to our project partners: Rhinebeck Bank, Balzer & Tuck Architecture, The LA Group, Sims Patrick Design, and Brookmere’s operator, Hay Creek Hotels, who is now leading the charge on what matters most: guest experience.

78 Church Street Condominiums Topping Off Ceremony

78 Church Street Condominiums Topping Off

Topping Off Ceremony at 78 Church Street

Just before Thanksgiving, teams from Bonacio, Bonacio Construction, Bonacio Development, Bonacio Steel, and Julie & Co. Realty gathered at the site of 78 Church Street Condominiums for a Topping Off Ceremony. For those who may not know, a Topping Off Ceremony happens when the last steel beam is placed on a building. You can celebrate in many ways; we chose to have a beam signing. The steel beam was fabricated and painted white by Bonacio Steel and then signed by those working on the project, including employees from Bonacio, Bonacio Construction, Bonacio Development, Bonacio Steel, Julie & Co. Realty, and the steel erectors from our subcontractor, American Iron. See the pics below!

2024 Donations for Franklin Community Center’s Holiday Assistance Program

Bonacio Construction 2024 Donations for Franklin Community Center’s Holiday Assistance Program

It’s been another successful year participating in Franklin Community Center’s Holiday Assistance Program! This year, we “adopted” 6 local kids, and our savvy employee shoppers purchased everything on each child’s wish list. We also bought wrapping paper and 12 multi-use gift cards for the Franklin Community Center to distribute to other children and families within its programs.

We want to say a big thank you to everyone at Bonacio Construction, Bonacio Development, Bonacio Management, B&B Plumbing and Heating, and Julie & Co. Realty for their generous support in our donation and shopping efforts. We appreciate your generosity in helping make the holiday season bright for local families!

2024 is our 17th year of giving back to local families for the holidays and our 12th working with Frankin Community Center. This generous holiday tradition is a favorite of ours, and we can’t wait to do it again next year!

Bonacio Development and Bonacio Construction Revitalizing Glens Falls’ South Street

Glens Falls Market Square & South Street Apartments

Work has begun on phase 1 of the Glens Falls Market Square project. Developed by Bonacio Development and being built by Bonacio Construction, Market Square will see significant redevelopment and renovation of South Street. In phase 1, the former Hotshots building at 45 South St. and the former Sandy’s Clam Bar at 41 South St. will be converted into mixed-use buildings with first-floor commercial space and residential apartments on the upper floors. Also in phase 1 is the redevelopment of 36 Elm St, a 3-story warehouse known as the “incubator” building, which will have apartments over first-floor space leased by the City of Glens Falls. In total, 18 apartments will be available across the three properties.

Phase 2, known as South Street Apartments, will see the construction of a new five-story building housing 70 mixed-income apartments, including 49 one-bedroom, 20 two-bedroom, and one three-bedroom units. Eleven apartments are reserved for individuals with special needs, and support services are provided by a local nonprofit, Community, Work & Independence, Inc. (CWI). Located at 31 South St., this space was formerly the South Street Community Pavilion site and a parking lot.

2024 Bonacio Company Picnic

Julie Bonacio with Aaron Tomczak and Jeff Cornell playing cornhole

Last Friday was amazing for two reasons: First, it was National Tradesman Day. Secondly, it was our Company Picnic! (We really want to take credit for planning our picnic on that specific day, but it was just a lucky coincidence!) Employees from Bonacio, Bonacio Construction, Bonacio Development, Bonacio Management, Bonacio Steel, B&B Plumbing & Heating, and Julie & Co. Realty got together for a fun day out at the Saratoga Spa State Park to enjoy great food from Franklin Square Market, take a chance at winning some raffle prizes (including items donated by Gallagher Insurance and the Okby Group at Morgan Stanley), and watching their colleagues receive service awards. We saw an abundance of employees receiving their 5- and 10-year awards, along with 15-year, 25-year, and 30-year awards. We also had the pleasure again of being joined by Billy’s daughters Kayla and Savannah and his wife Jody. They were with us representing the Bill Benton Foundation to hand out the Billy Benton Remembrance Award, which went to B&B Plumbing and Heating owner, BJ Kozlowski. After the awards, some of our employees got into a serious match of cornhole, where even Julie Bonacio got in on the action!
