14 Hudson Ave. Apartments

14 Hudson Avenue was developed as part of a downtown revitalization effort in Glens Falls. This project required a close working relationship between Bonacio Development, Glens Falls Hospital, and the City of Glens Falls. Built by Bonacio Construction, 14 Hudson Avenue is a mixed-use property standing five stories tall, with 87 apartments and over 43,000 SF of commercial retail space. Apartment amenities include a fitness facility, large kitchen islands, single-bowl stainless steel sinks in each unit, and a full-size washer and dryer.

This project was a collaborative effort between the community, Bonacio Development, and Bonacio Construction to create a vibrant downtown block providing housing, education, and specialty healthcare. The commercial space is anchored by the Surgical Specialists of Glens Falls Hospital, which fit up about 26,000 SF on the first and second floors. The property is also home to SUNY Adirondack’s student-run full-service fine-dining restaurant, “Seasoned.”

The Washington

The Washington is a mixed-use masterpiece built by Bonacio Construction and located on the site of the former Masonic Temple in the center of Broadway in downtown Saratoga Springs. 422 Broadway has seen many changes over the years. The Masonic Temple building, built in 1870, housed street-level storefronts, including a Woolworth’s. The structure burned down in 1957 and was filled with a small public parking lot that had fallen into disrepair and closed for public use in 2010. Seeing an opportunity to rebuild the streetscape and to capture the history and grandeur of what originally stood there, Bonacio Development worked on developing plans for a mixed-use building with 14 luxury apartments and retail and commercial office space on the first and second floors. In addition, the design incorporated alleyways on either side of the building with a stairwell at the back connecting Broadway to businesses on Putnam Street, including the Saratoga Springs Public Library. Our development team was lucky to fill a significant portion of the commercial space, with Northshire Bookstore bringing a much-desired independent new bookshop that doubles as a family-friendly, community gathering spot. Since its completion, The Washington has maintained 100% residential occupancy and thriving retail businesses.

The Lofts at 18 Division Street

With The Lofts at 18 Division Street, Bonacio Development introduced the concept of office condominiums on upper floors to Saratoga Springs, allowing business owners to purchase and build equity in their own spaces. Built by Bonacio Construction on the former Victorian-Era United States Hotel site, The Lofts boasts over 240,000 SF of street-level commercial space, three floors of commercial condominiums, and two floors of residential condominiums. All 45 commercial and 28 residential condominiums were custom designed by Bonacio Construction. This secure building has underground parking, timer-locked front doors, and an upscale 2-story lobby with a 20 ft. waterfall.

Brookmere

Brookmere Resort

Located at 500 Union Avenue, this site was once a dairy farm with a distinctive barn that remains on the property today. In 1977, the area was transformed into a grocery and sandwich shop called the Canterbury, which evolved into the Canterbury Restaurant and 50-room Canterbury Inn in 1982. Longfellows Restaurant was founded in 1997, and one year later, Longfellows Hotel was built. In 2003, another building was added to the property with more hotel rooms and a conference center. This property’s location is the perfect fit for the hospitality sector, being just one mile from the Saratoga Race Course and sitting on 10 acres that abut the Saratoga National Golf Course.

Bonacio Development and Bonacio Construction are bringing a new take to the property’s hospitality tradition. We’re currently transforming the property again, this time into an upscale resort with on-site amenities and expanding the site’s footprint from 62,500 SF to 90,500 SF. The resort will have 88 hotel rooms, including 14 loft units and 15 suites, a 200-seat ballroom, meeting room spaces, The Arbor Spa, and the 66-seat Regent restaurant with an outdoor porch, both of which will be open to on-site guests and the general public, and an outdoor courtyard and sauna. Sims Patrick Studio is the interior designer for this project and is working on the resort’s look by blending classic and contemporary design with an emphasis on natural materials and earthy tones, creating a luxurious and serene ambiance that celebrates the beauty of Saratoga’s landscape, seasons, and wildlife.

Brookmere will be operated by Hay Creek Hotels and is slated for completion in Fall 2024. Love & War is a marketing consultant for this project.

2 West Apartments

Bonacio Development was an early believer in the potential of the West Avenue corridor. With its location close to downtown, increasing public investment in infrastructure, and proximity to the City’s train station, this area was a perfect fit for much-needed new housing. Constructed by Bonacio Construction, 2 West Apartments is a 4-story 3-building mixed-use project with 62 units and 5,600 SF of street-level restaurant/commercial space. The secured building has a fitness center, community room, and a green rooftop terrace. Each unit features hardwood floors, granite countertops, a balcony, and a gas fireplace. Townhome units come equipped with garages.

The Residences on Union Avenue

46 Union Avenue was previously home to the Skidmore College high-rise dormitory, Moore Hall, which opened in 1957. Known as the “Pink Palace” due to the color of its exterior, the building was sold in 2006 to Norstar Development USA, L.P., but was left empty and deteriorating. Early development plans for this site were met with resistance from the community and required pivoting into a new direction. Bonacio Development partnered with Norstar Development USA, L.P., in 2016 and proposed a new condo plan to put into action. Bonacio Construction tore down the derelict dormitory to make way for a main building housing 18 luxury condominiums, two additional duplex townhomes, a single-family home, and a triplex. The main building, fronting Union Avenue, features an exterior reminiscent of the traditional Saratoga Springs charm. The interior affords luxurious living and modern amenities like fireplaces, granite countertops, crown molding, custom closets, 9-foot ceilings, and balconies/terraces with electricity and water. Floor plans range in size from 1,375 to 2,416 SF. Our efforts on this multifamily project were rewarded with the Saratoga Springs Preservation Foundation’s New Contextual Design Award.

Park Place Condominiums

Grandeur returned to Broadway with Park Place Condominiums as Bonacio Development continued transforming the skyline of Saratoga Springs. Nestled next to historic Congress Park and among Victorian-era buildings, Park Place Condominiums is a remarkable example of success during the Great Recession of 2008. Long before it was a condominium building, 262-268 Broadway was home to the city’s convention center and parking garage. After it burned down in 1965, a YMCA was built in 1970 but quickly outgrew its space. In 2006, the YMCA started plans for a new location and solicited bids for their Broadway building. Collaborating with a development partner, Bonacio Development offered the most competitive proposal and overall development plan and quickly began the process for redevelopment. Bonacio Construction built this 6-story, 215,000 SF mixed-use property with modern elegance in mind. It now holds 43 custom-designed luxury condominiums over first and second-floor commercial spaces with underground parking. As a nod to the former opulence in downtown Saratoga, in 2008 we won an auction for an original chandelier of the bygone Grand Union Hotel, a staple in the city’s history, which now graces one of Park Place Condominiums’ two Italianate lobbies.

The Springs

The Springs, Weibel Ave, Saratoga Springs - Bonacio Construction

The Springs is a prime example of Bonacio Development’s ability to revitalize an underutilized parcel. The project began as a long-vacant field on the edge of mature commercial development and was completed in 2 phases over three years. Bonacio Construction built this vibrant community with over 300 apartments of 1, 2, and 3-bedroom units and street-level commercial spaces. Residential amenities include an ample community green space, custom gourmet kitchens, granite countertops, large terraces, secure buildings, and available storage units. The Springs provides convenient, community-oriented businesses, including retail, medical, and restaurants, to the residents and drive-by traffic of over 19,000 cars a day, creating a thriving location on the edge of Saratoga Springs. The Springs has become the model for other future development projects and has maintained over 90% occupancy since stabilization.

Saratoga Market Center Apartments

The mixed-use project of Market Center and 19 Railroad Place is a prime example of the core revitalization of an underutilized downtown city block. Before its development, the lot was home to a small, outdated grocery store and a rundown, oversized parking lot. Bonacio Development worked with the landowners to acquire the property to turn the eyesore into a vibrant mixed-use project that once again contributed to the fabric of its surrounding neighborhood.

Saratoga Market Center was Bonacio Construction’s first mixed-use apartment project. Anchored by a 19,000 SF specialty food market, the upper floors of Market Center contain 124 one to three-bedroom apartments with balconies. Its construction employed various green building strategies focusing on energy efficiency, construction materials, and site amenities.

Adjacent to Market Center is 19 Railroad Place. 36,000 SF of bright office space lies over AMC Saratoga Springs 11 cinema, which boasts 11 auditoriums, including an oversized AMC Prime theater, a refreshment area, and a spacious atrium with seating. Before Bonacio Construction built this cinema in 2013, downtown Saratoga Springs didn’t have a movie theatre since the late 1970s when the Community Theater on Broadway closed. This project serves as a template for future Bonacio Development urban infill projects.

Office & Retail Building Construction in Rome, NY

Project Polaris

Project Polaris was developed on a vacant parcel in Griffiss Business and Technology Park, bringing new life to the business community. Bonacio Development strategized a new home for essential companies in the intelligence and cybersecurity industries in response to the growing cyber defense sector and the need for secure and state-of-the-art office space.

Built by Bonacio Construction with metalwork done by Bonacio Steel, Project Polaris is a steel-framed 3-story, 45,000 SF Class A office building. Polaris is a design-build, fast-tracked building with a design that utilizes structural steel columns and floor framing with flooded decks and bar joists at the roof level. The project incorporates two steel pan-type stair towers with steel railing systems.

There is a potential development opportunity for more phases of Project Polaris on the adjacent parcel. Those phases are in pre-development.
