PDT Market

When Price Chopper Limited moved out of Market Center, it was the perfect space for a new specialty grocer, PDT Market. The fit-up was a dramatic change in the layout and feel from the more traditional grocery store it was previously. The new space is designed for all to eat, shop, and learn with specialty grocery items, a full-service bar, private events, cooking classes, gifts, flowers, and home goods. The multi-concept vision divides the store into various parts, such as florals, home goods, charcuterie, deli, produce, and the bar/lounge.

The bar itself was a group effort as Bonacio Steel custom-created the structure above the bar and installed foot rails lining the bottom. Our Woodshop team finished the bar with a 1/2 round wood and painted it blue. They also created a similar look in black that shows on the rounded corners of the bar’s overhead sign.

Our Woodshop was heavily involved in creating custom pieces for the space, including farm tables, stands for the hot and cold self-serve stations, the self-checkout and full-service point-of-sale stations, produce stands with crates, and swing doors connecting the café to the backroom. They made the long tables between the bar and display kitchen in the lounge, which were later affixed with granite tops. In the display kitchen, they made floating shelves that line the kitchen’s tiled wall and built large bi-fold doors that matched the cabinetry to cover the electric panels. Built-ins were added to the produce area, anchoring a refrigeration unit, and a disposal area was created on the opposite wall. The dark, charred-looking wood in these areas is shou sugi ban finishing. Our Woodshop made sure this finishing appears everywhere it needs to, including along the ceiling area and wrapped around the bottom of the store’s columns.

Cantina Rooftop Bar

We revamped Cantina’s existing roof space to accommodate a bar and patio. A paved walkway lined with decorative wooden partitions in front of acoustical screens leads from the newly installed elevator vestibule to the patio. The full bar features a concrete bar top and a sun sail canopy that retracts for shade. We added new brick walls behind the bar and the seating area to match the rest of the building. We also installed new decorative iron railings on the front of the building. Custom lounge seating by our Woodshop is featured throughout. Bonacio Steel installed the structural steel columns for the roof and the stairs which connect the roof to the second floor. The bold and modern aesthetic of this new outdoor dining space was designed by Sensory Six.

The 408

Cantina’s second floor has turned into The 408, a sophisticated private event venue in the heart of downtown Saratoga Springs. We fit up the space to include a bar and dining area large enough to fit 150 people, a kitchen and prep/storage area, bathrooms, and a stairwell to the roof. While the event space is above a casual Mexican restaurant, the look and feel of The 408 are unique, with a contemporary and luxurious design by Sensory Six. Floor-to-ceiling glass sliding doors that overlook Broadway are eye-catching. Exposed brick lies opposite the custom maple-fronted bar with a leathered stone top and matching cabinetry. A mix of wood accents appear throughout the space, including black wainscot paneling around the center columns, warm brown custom beams on the ceiling, and wood patterned luxury vinyl flooring. Bonacio Steel did the steel reinforcement of the roof and second-story ceiling using red iron for a future rooftop bar.

Rip Van Dam & Adelphi Hotel

Two of downtown Saratoga Springs’ historic hotels, The Adelphi and the Rip Van Dam are being transformed into a one-of-a-kind complex offering about 90 luxury apartments and about 70 hotel rooms. The interior design and décor of the newly renovated Rip Van Dam will incorporate the same look and feel as the Adelphi. Guests and residents will also experience top-tier amenities such as concierge services, a spa, a ballroom, a courtyard, onsite parking, and a newly renovated Salt & Char restaurant. The architect and structural engineer on record is Spring Line Design Architecture + Engineering, LLP and the site was designed by The LA Group.

The Moderne Condominiums

Known for being the premier luxury condominium developer in Saratoga Springs, Bonacio Development was the natural choice for the previous property owner and architect to approach with their plans for the Moderne Condominiums. Our development team saw that the innovative design and premier location filled a niche in the market, which would bring an ultra-modern building to the city. One of the first items Bonacio Construction had to tackle on this build was challenges with the site. Its high water table required extensive structural engineering and a piled foundation. Completed in 2022, the 4.5-story ultra-modern building features 24 deluxe condominiums and penthouses with one-of-a-kind details, including innovative smart technology, floor-to-ceiling glass windows, custom-covered loggias, a common area roof patio, and a green roof. Bonacio Steel created the building’s structural steel, stairs, railings, and canopy. The Moderne Condominiums also features a public, curated art collection in the first-floor glass storefronts, unique from other condominium projects. The first unit closed in December 2021, with the final condominium selling out less than a year later.

Project Polaris

Project Polaris was developed on a vacant parcel in Griffiss Business and Technology Park, bringing new life to the business community. Bonacio Development strategized a new home for essential companies in the intelligence and cybersecurity industries in response to the growing cyber defense sector and the need for secure and state-of-the-art office space. Built by Bonacio Construction, Project Polaris is a 3-story, 45,000 SF high-tech office building. There is a potential development opportunity for more phases of Project Polaris on the adjacent parcel. Those phases are in pre-development.

Air City Lofts

Air City Lofts

Air City Lofts is a mixed-use development at the Griffiss Business and Technology Park in Rome, NY. This project began with Bonacio Development’s vision to create a live, work, and play community serving the needs of the adjacent Griffiss Technology Park. It is the first of its kind in this rapidly growing area. Air City Lofts is currently being built by Bonacio Construction using a phased approach, with each phase containing two buildings. Phase 1 is complete and comprises 84 apartments over 29,500 SF of commercial space. Phase 2 features three floors of 72 apartments over 13,000 SF first-floor retail space. Phase 3 has four floors of apartments totaling 101 units. Phase 4 is in development. Amenities include free internet, free Roku, a washer and dryer in every unit, private balconies, fireplaces, indoor bike storage, a fitness room, covered parking, a community lounge, and a roof terrace.

Airosmith Development, Inc.

Airosmith

We collaborated with Balzer + Tuck Architecture to construct a new mixed-use building for the new headquarters of Airosmith Development Inc. in Saratoga Springs. Its new space is comprised of 3 stories of wood and steel framing, sided with Nichiha, fiber cement, cedar, and a stone feature on the first story. Office space including conference rooms, break areas, and covered parking occupies the first 2 stories while the 3rd story houses 2 private residential suites complete with bedrooms, bathrooms, and kitchens. Bonacio Steel installed the structural steel for this building along with creating and installing all the cable rails, custom steel stairs on the interior, exterior balconies and rails, and exterior trellises.

Round Lake Fire Department

We collaborated with Balzer + Tuck Architecture to upgrade the Round Lake Fire Department’s new station. The RLFD’s previous one-story, 6,500 SF station was 40 years old and in need of extensive repairs. It also wasn’t big enough for the department’s larger vehicles. We tore down that station and, in its place, built a brand new two-story, 14,358 SF station which has three back-in apparatus bays fitted with a MagneGrip exhaust removal system, and one double-deep drive-through bay. The new station also has enough space for all the extras that the RLFD needed including hot and cold zones, storage space, a training area, and a firefighter’s room.
The exterior was designed with the adjacent Victorian historic district in mind. The front brick façade wraps around the building and goes 14 feet down the sides where it then becomes horizontal metal panels that continue around to the back. The building itself is made of structural steel which was fabricated and installed by Bonacio Steel. Bonacio Steel also installed a metal pergola on the second-floor balcony.

On the first floor off of the apparatus bays, are a turnout gear storage room with its own ventilation system, a standby room, a radio room, and a decon room. The decon room, short for decontamination, is where firefighters can clean their gear and equipment. This room is fully equipped with a gear extractor and gear dryer, shower, and double bowl sink. At the back of the building is a public entrance that opens to a community room, commercial-sized kitchen, pantry, and bathrooms. Key fob entry keeps the public areas separate from the rest of the station.

On the second floor are a business area, more storage, a training room, a mechanical room, the Fire Chief’s office, the Hose Company’s office, and a firefighter’s room that features a glass wall overlooking the apparatus bays. The interior finishes of the station consist of gypsum wallboard, VCT flooring, epoxy flooring, tile flooring, and acoustical ceiling tile.

Cantina 2.0

When Cantina Restaurant decided to move a few doors down, they hired Bonacio Construction to do the renovation work. The whole renovation took five months to complete. It started with structural renovations, cosmetic updates, new mechanicals, plumbing, HVAC, electrical, water service, and gas service. The Bonacio Woodshop did all the millwork on the property, including the 30-foot bar. Bonacio Steel handled all the metal work for this project, such as the fabrication and installation of railings, stairs, and custom metal partitions. Two full kitchens were installed on the interior, along with a new elevator and 5-star bathrooms. On the exterior, we installed an accordion folding storefront and gave the building a new facade. The interior design was done by Sensory Six.
