WinSupply

We worked with WinSupply to build a 15,500 SF new construction 2-story commercial building at 5 Finley Street in Saratoga Springs. The first-floor houses a 4,200 SF showroom, a 3,200 SF office and sales area, and a 6,500 SF warehouse. The second floor has about 1,500 SF of mezzanine space for storage and a conference area. The exterior features brick and fiber cement and metal siding, while the inside finishes include polished concrete flooring and acoustical ceiling tiles. B&B Plumbing and Heating also equipped the building with its plumbing and HVAC systems.

Round Lake Fire Department

Round Lake Fire Department’s new station is a two-story, 14,358 SF building with three back-in apparatus bays and one double-deep drive-through bay. The new station also has enough space for all the extras that the RLFD needed including hot and cold zones, storage space, a training area, and a firefighter’s room. The building itself is made of structural steel which was fabricated and installed by Bonacio Steel. Bonacio Steel also installed a metal pergola on the second-floor balcony.

Rip Van Dam & The Residences at the Adelphi

Currently being constructed by Bonacio Construction, two of downtown Saratoga Springs’ historic hotels, The Adelphi and the Rip Van Dam, are being transformed into a one-of-a-kind complex offering a mix of luxury condominiums and hotel rooms.

Bonacio Steel fabricated the steel framing for this 6-story, 180,000 SF building. The project is being delivered in a design-assist fast-track delivery system. The building design has two levels of underground parking framed in steel, transferring primarily to HSS structural steel columns above the parking levels with shallow floor framing and flooded decks. The project incorporates many design-built custom trellises and canopies, numerous stairs and railing systems, and two steel pan-type stair towers with steel railing systems, all by Bonacio Steel.

The Moderne Condominiums

The Moderne Condominiums, Saratoga Springs - Bonacio Construction

The Moderne Condominiums is a steel-framed 4 1/2 story luxury condominium building. The project was delivered using a design-assist fast-track delivery system. The building design utilized primarily HSS structural steel columns above a parking transfer level with shallow floor framing and flooded decks. The project incorporated over 1,000LF of design-built custom railing systems and two steel pan-type stair towers with steel railing systems.

Completed in 2022, this ultra-modern building features 24 deluxe condominiums and penthouses with one-of-a-kind details, including innovative smart technology, floor-to-ceiling glass windows, custom-covered loggias, a typical area roof patio, and a green roof. The Moderne Condominiums also features a public, curated art collection in the first-floor glass storefronts, unique from other condominium projects.

Project Polaris

Project Polaris is a steel-framed 3-story, 45,000 SF Class A office building in Griffiss Business and Technology Park. Polaris was a design-build, fast-tracked building for tenants in the cybersecurity industry. The building design utilized structural steel columns, floor framing with flooded decks, and bar joists at the roof level. The project incorporated two steel pan-type stair towers with steel railing systems.

Airosmith Development, Inc.

For Airosmith Development Inc.’s new headquarters in Saratoga Springs, its 3-story, 10,500 SF mixed-use building was constructed with a blend of structural steel and wood framing. Steel trellises, balconies, and stainless cable rails adorn the exterior of the building. Inside, a monumental steel staircase with stainless cable rails greets visitors, inviting them to the second floor.

Cantina

When Cantina decided to move a few doors down, its new restaurant location required many custom steel pieces. Existing steel joists were reinforced to accept new equipment loads. The existing fire stairwell wasn’t up to code and was replaced with a newly fabricated code-compliant stair, which was dropped in through the roof. The dining area’s grand stairwell was retrofitted with a new railing system. Privacy partitions between seating areas were created using plate steel laser cut with intricate designs and a custom paint finish. New “Bombay” style rails were added on the second floor, lining the new event space, The 408, and along the new patio of the rooftop bar. Also, on the second floor, structural steel columns were installed using red iron to reinforce the roof and The 408’s ceiling for the rooftop bar. The finishing piece of this project was the stairwell that connects the second floor to the roof.

Saratoga Honda

Saratoga Honda | Saratoga Springs - Bonacio Construction

Saratoga Honda added on a 26,000 SF expansion to its already sizable footprint. The new space is a structural steel and bar joist framed building. The exterior steel canopies required galvanized beams and thermal breaks at each steel member to prevent sweating of the steel along the glass showroom during the cold northeast winters. The service department’s roof structure has 80-foot trusses for its large spans. The interior steel, stone tread, and glass rail staircase is quite a conversation piece. The fully modernized dealership has a new showroom, customer lounge, car wash, service department, and increased on-site storage capacity for inventory.

14 Hudson Avenue

14 Hudson Avenue is a 5-story, 187,000 SF mixed-use building with 43,000 SF of commercial space on the ground floor and 87 apartments on floors 2 through 5. This project was unique because it had two levels of structural steel framing with deck and poured slabs, one floor of structural steel with wood infill, and two floors and a roof framed in wood. This mixed system allowed economy in the design. The project had three steel pan-type stairs with steel railing systems.

Empire Run Apartments

Empire Run is a 4-story, 102,000 SF mixed-use building with ground-level commercial space and 65 apartments on floors 2 through 5. This project had one level of structural steel framing with deck and poured slabs, and two floors and a roof framed in wood. This mixed system allowed economy in the design. The project incorporated many miscellaneous metals like steel balconies, extensive tube and mesh panel rail systems, and two steel (pan) stair towers with steel railing systems.
